Bongaree is the oldest settlement on Bribie Island, on the Pumicestone Passage side where the bridge lands. The housing runs from 1950s and 60s beach shacks and lowset brick through to newer units and townhouses, with a large retired population. Moreton Bay Hot Water is a free referral service connecting you with QBCC-licensed hot water plumbers who cover Bongaree.
Island conditions, island systems
Salt air reaches everything on Bribie. External tanks, valves and fittings corrode faster here than on the mainland, and a system that should see 8 to 12 years often needs replacing earlier. Keeping the unit out of direct exposure and having the sacrificial anode checked around year five both help.
Mains natural gas does not reticulate across the island the way it does in parts of the mainland region, so hot water here is typically electric storage, LPG or a heat pump. The plumber will confirm what your property can actually run before quoting a gas system.
Units and townhouses are a significant share of the suburb. Each lot typically runs its own tank in a cupboard or external nook, space dictates the size, and anything on common property normally needs body corporate sign-off.
Repair or replace, and what it costs
A leaking tank is a replacement. Elements, thermostats and relief valves on a younger tank are often worth fixing, with repairs roughly $150 to $600 depending on the part. See hot water repairs and hot water replacement.
Electric storage like-for-like swaps run from around $800 to $2,500 installed. Gas storage and continuous flow sit around $1,200 to $3,500 installed where gas is connected. Heat pumps run around $3,000 to $6,000 installed before incentives, with federal certificates reducing the net price on eligible models.
Frequently asked questions
Is a heat pump a good choice on the island?
It can be, because it replaces an electric tank directly and the climate suits it. Position matters more here: out of direct salt spray, with airflow, and a model with proper corrosion protection.
Do I need body corporate approval in a unit?
A like-for-like swap inside your lot usually does not need it. Common property work or a change of system type usually does, so check the by-laws before booking.
